The total floor area of a building available for tenant occupancy and the conduct of business, typically used as the denominator for pro-rata CAM allocations. GLA excludes common areas, mechanical rooms, and other non-leasable spaces.
GLA is measured from the centerline of demising walls to the outer face of exterior walls (BOMA standards). It is a fixed physical measurement of the building, not a function of occupancy. Using a GLA figure smaller than actual inflates every tenant's pro-rata share.
A 1990s-era office building underwent a 20,000 SF expansion in 2015. The landlord continued using the original 1990 GLA of 150,000 SF as the denominator through 2024. All existing tenants paid a pro-rata share 13% higher than warranted.
Request the property's current BOMA-certified GLA measurement. Compare it to the denominator used in your reconciliation. If the building has been expanded, verify the denominator reflects the current total.
