Hawaii ground-lease passthroughs are the unique dispute lever. If the sublease only authorises "CAM" without naming the master-lease component, the master-lease passthrough is contestable.
Cite HRS § 657-1 and the CAM definition in your sublease. The dispute letter should identify the master-lease ground-rent component being passed through and the sublease authority — or lack of it — for that pass-through.
Hawaii courts read sublease passthrough authority strictly against the sublessor (your direct landlord). If the sublease silent on master-lease passthrough, the passthrough is not authorised.
