Alaska's three-year SOL is short. If the reconciliation arrived more than 60 days ago and you have a finding, time is the constraint, not legal theory.
Send the dispute letter via certified mail and electronic delivery (most Alaska leases authorise both). Cite Alaska Stat. § 09.10.053 and the discovery-rule exception if the overcharge was buried in an unitemised line.
